For eligible Home Ownership Scheme buyers, we're now taking mortgage applications for Lai Yuet Court and Siu Wu Court, so you can move into your new home with ease.
Apply nowIf your mortgage loan reaches HKD1,000,000 or more, you could be eligible for a cash rebate. The actual rebate amount depends on your loan size, property type and financial situation. It's subject to our final approval.
Under HKMA guidelines, if the total cash rebate amount exceeded 1% of the mortgage loan amount, the total cash rebate amount must be deducted from the mortgage loan amount in order to fulfill the prevailing regulatory requirements.
Just book a mortgage consultant on our website and submit the required documents online. Once we receive all required documents, you'll get a preliminary approval result within 24 hours (excluding Sat, Sun and public holidays).
Preliminary approval results are for reference only. Final mortgage terms are subject to our final approval.
The Hang Seng “Mortgage Insurance Programme” is provided by The Hong Kong Mortgage Corporation Insurance Limited and QBE Mortgage Insurance (Asia) Limited. If you're short of funds for your down payment, this programme allows you to apply for a mortgage above the usual 70% loan-to-value cap, easing the pressure of a large down payment.
You can also choose to add the mortgage insurance premium to your loan instead of paying it upfront in cash.
Final loan-to-value ratio and terms are subject to approval by both the mortgage insurance provider and Hang Seng.
To apply for a high loan-to-value mortgage (up to 90%), you'll need to meet these conditions:
The loan-to-value ratio available depends on the property price:
The debt-to-income (DTI) ratio cap is set at 50% across the board.
These price thresholds and ratios may change in line with HKMA policy. Please check our latest updates for the most updated arrangement.
For joint applications, we‘ll add up the monthly fixed income of all borrowers and guarantors, then use the combined total to work out the debt-to-income ratio (currently capped at 50%).
If you're applying for an 80–90% mortgage through the Mortgage Insurance Programme, guarantors generally need to be immediate family members (such as a spouse, parent or child).
A Prime-based mortgage tracks the Hong Kong Dollar Prime Rate, which tends to stay relatively more stable than the Hong Kong Interbank Offered Rate (HIBOR), making it easier to budget for your interest costs.
A HIBOR-based mortgage generally tracks the 1-month Hong Kong Interbank Offered Rate (HIBOR), with the interest rate reset each month. And it comes with a rate cap. So even if HIBOR rises, the rate you actually pay won't exceed the cap.
Choose a plan that suits your comfort level with rate fluctuations.
When reviewing your mortgage application, we mainly look at:
If your income isn't fixed (for example, commission or bonus-based), we'll look at your average income over the past 6 to 24 months. The exact approach depends on your income type.
Your mortgage rate is based on either the Prime Rate or HIBOR. It's then adjusted according to market conditions and your specific loan details, such as the loan amount, loan-to-value ratio and credit profile.
Your final rate will be confirmed in the loan offer letter approved by us and actual rate is subject to change as Prime Rate and HIBOR may vary from time to time.
You can choose a fixed tenor or fixed instalment amount during your mortgage application. When the mortgage rate changes, your monthly instalment amount or tenor will be adjusted accordingly.
Yes. We support property transactions through PAPT, with funds transferred electronically and directly between banks. There's no need for solicitor escrow accounts, which means faster and safer settlement.
PAPT currently applies to secondary-market residential property transactions in Hong Kong (including residential car parking spaces) and to mortgage refinancing, where both the buyer and seller are individuals or Hong Kong-registered property holding companies. It's not yet available for first-hand new developments, commercial properties and subsidised housing where the land premium hasn't been paid or properties with multiple mortgages.
There's no extra fee for using PAPT. To check if your transaction qualifies, feel free to contact our mortgage consultant for more details.
You can choose a repayment plan that suits your financial needs:
Please note that bi-weekly repayment isn't currently available for HIBOR-based mortgages.
Yes, you can apply to change your repayment plan with us. For example, you can adjust your payment frequency or amount. Please note that currently the bi-weekly repayment plan isn't available for HIBOR-based mortgages.
Changing your repayment plan usually involves a handling fee. Our mortgage team will confirm the application process, approval outcome and applicable fees with you.
Yes, you can apply to convert your existing mortgage plan to a different one (for example, from Prime-based to HIBOR-based). The exact arrangement depends on your mortgage terms, outstanding loan balance and our approval. A handling fee may apply in some cases.
If your mortgage involves high loan-to-value mortgage insurance, switching your plan will also require approval from the mortgage insurance provider. You can check with our mortgage consultant for more details.
Yes, but early repayment usually falls within a penalty period (typically the first 2 years from loan drawdown) and you'll need to give us about 1 month's written notice, or else a notice fee may apply.
Repaying early during the penalty period generally involves a handling fee and/or repayment of any cash rebate you have received. The exact amount will be specified in your signed facility letter and our latest fee schedule. You can call our Hang Seng Mortgage Hotline to confirm the exact figure before making early repayment.
HIBOR-based mortgages generally have a rate cap and it works as "HIBOR + spread(%)". While the repayments being proceeded with the rate cap, your actual mortgage rate and payment amount won't change even if HIBOR drops. Only when HIBOR + spread% falls below the rate cap will you see a difference in your payments.
Also, for some repayment plans (such as fixed monthly repayment), changes only take effect from your next settlement date, not immediately. If your payment hasn't adjusted for a while, you can call our Hang Seng Mortgage Hotline to confirm your account's actual effective rate and repayment arrangement.
Yes. If you're retired, don't have a fixed salary or can't provide sufficient proof of income, we can assess your mortgage based on your asset level without an income review. Your net asset value must be equal to or greater than the value of the property you're buying and you'll need to provide proof of assets along with recent bank statements for verification.
Please note that asset-based mortgages are capped at 70% loan-to-value and aren't eligible for the Mortgage Insurance Programme (so 80% or 90% financing isn't available). You should prepare a down payment of at least 30%.
You'll generally need to provide:
We may request additional documents depending on your specific circumstances.
The loan amount you can afford mainly depends on your income and the debt-to-income (DTI) ratio cap, currently set at 50%. This means your total monthly debt repayments can't exceed 50% of your monthly income. Certainly, you should also consider your own financial needs and circumstances to decide your requested loan amount.
Since 28 Feb 2024, HKMA has suspended the "2% stress test" requirement, so you only need to calculate your repayment capacity based on the current actual interest rate without assuming a 2% rate hike. You can use our online mortgage calculator for an initial estimate or speak to our mortgage consultant for a personalised assessment.
Yes, but only for Hong Kong incorporated companies. Since a shell company has no operating income of its own, we will require the beneficial owner of the company's shares (typically the majority shareholder holding over 50%) to act as a guarantor. The application will be assessed based on that individual's personal repayment ability and credit rating.
The maximum loan-to-value ratio for this type of application is generally lower than that for individual first-time, self-occupied purchases. These applications are also not eligible for the Mortgage Insurance Programme.
Our mortgage consultant will contact you within 24 hours (excluding Sat, Sun and public holidays) to follow up on your mortgage application in general. You can contact your dedicated mortgage consultant directly to check the status of your application. In general, we will notify you of the approval result within 2 weeks after receiving all required documents (excluding public holidays).
We only process mortgage applications referred by third parties recognised by us. These recognised parties won't charge you any loan-related fees.
Please note that you should not pay any fees to intermediaries claiming to arrange a Hang Seng mortgage on your behalf and you should never sign a blank application form. If in doubt, please call our Hang Seng Mortgage Hotline directly to verify an intermediary's identity.
As a non-Hong Kong resident, your mortgage application may be subject to stricter income verification requirements (such as proof of income and tax documents from your place of residence and a credit bureau report). Overseas income may be adjusted to account for currency exchange risk.
You can contact our mortgage consultant directly to understand the specific conditions and documents that apply to your situation.
You need to pay for the legal expense of both the solicitors who represent yourself and the solicitors who represent the Bank.
You'll need to appoint a solicitor from our panel of approved law firms to handle the mortgage deed and related legal documents. If your preferred firm isn't on the panel, and you chose to appoint a solicitor outside our approved panel to represent you, we'll appoint a separate approved solicitor from the panel to represent us. You may then be required to pay both parties’ legal fees in reviewing the other solicitor’s documents, as well as additional administrative charges.
You can call our Hang Seng Mortgage Hotline before applying to confirm whether your preferred law firm is on the latest approved list.
Yes, you must maintain fire insurance (building structure insurance) on the property for the entire mortgage term, with Hang Seng Bank named as the mortgagee and first beneficiary on the policy by choosing to take out a fire insurance policy or to adopt the master fire insurance policy of the property. This protects the property against structural damage from incidents like fire or typhoons.
If your building already has a master fire insurance policy covering the structure that meets our requirements, you'll be exempt from taking out a separate individual policy. Just submit a copy of the master policy certificate.
If you fail to maintain valid fire insurance, we have the right to require early repayment of your loan.
Yes, you can choose your own insurer or use one of our designated partner insurers, as long as the insurer is recognised by us and the policy terms (including the coverage amount and mortgagee clause) fully meet our requirements.
Yes, you can register for and view your mortgage e-statements via Hang Seng Mobile App or Personal e-Banking. You'll be notified by email, SMS or Hang Seng Mobile App push notification whenever a new statement is issued.
E-statements and notices are kept for up to 12 months from the issue date. You can download the PDF for long-term record-keeping.
